Louvered Pergolas in Walnut Creek

A louvered pergola is an aluminum frame with roof blades you rotate open for sun and air or closed for shade and rain. HomeGuide (February 2026) puts the installed cost at $6,500–$18,000+ on average, or $45–$125+ per square foot; motorized systems run $55–$125+ per square foot.

How the blades work

The roof is a row of aluminum blades, usually 6 to 9 inches wide, set into a perimeter frame. Rotate them partly open and you get bands of sun and shade, like the drawing above; open them fully for sky and airflow; close them and the edges interlock into a roof.

  • Drainage: closed blades shed water into channels in the frame beams, then out through the posts or downspouts. Ask where the water exits so it doesn't land on a walkway.
  • Manual or motorized: a crank or lever on manual systems; a motor with a remote or app on motorized ones. Rain and wind sensors are common on motorized systems.
  • Add-ons: LED strips in the beams, ceiling fans, infrared heaters and drop screens for the sides. Each powered add-on needs a circuit and an electrical permit.

Engineering and footings

A louvered roof is heavier than lattice and catches wind like a solid roof when closed, so posts, footings and connections get sized for that load. Freestanding units need bigger footings than an attached cover. On a hillside or near a slope, expect the footing design to be part of the plan review.

Dealers and brands

Several national manufacturers sell louvered systems through local dealer networks, and independent installers build them too. Compare on the parts that matter after year one: who services the motor, the length of the manufacturer warranty versus the installer's workmanship warranty, and whether replacement parts are stocked locally. This site doesn't sell or endorse any brand.

Questions homeowners ask

How much does a 12×12 louvered pergola cost?

HomeGuide lists $6,500–$15,800+ for a manual 12×12 and $7,900–$18,000+ for a motorized one, installed. Screens, heaters, lighting and electrical work are extra.

Does a louvered roof keep the rain out?

When the blades are closed they overlap and send water into gutters hidden in the frame, which drain down through the posts or attached downspouts. Many motorized systems add a rain sensor that closes the roof automatically. It is a roof, not a sealed room: wind-driven rain can still blow in from the sides.

Is a louvered pergola worth it over a lattice cover?

You pay roughly two to three times as much per square foot. In return you get rain protection and full shade when you want it, and winter sun when you don't. If you mostly need summer shade on a budget, lattice or a solid aluminum cover does the job.

Does a louvered pergola need a permit in Walnut Creek?

Plan on it. Walnut Creek's permit exemption covers unenclosed lattice structures up to 10 feet high; a louvered roof closes into a solid roof, so don't assume the exemption applies. The motor and any lights or heaters also need an electrical permit. Confirm with the Building Division at (925) 943-5834.
